What can my SMSF invest in?
SMSFs can invest in a wide range of assets including cash, term deposits, listed shares, ETFs, managed funds, residential or commercial property, cryptocurrencies, precious metals (e.g., gold bullion), and certain collectables. All investments must comply with your fund’s trust deed, investment strategy, and super laws (sole purpose test, arm’s length dealings, etc.).

Can an SMSF invest in residential property?
Yes. You can buy residential or commercial property inside your SMSF, but you (or any related party) cannot live in it or use it for personal benefit. The property must be held and leased on commercial, arm’s-length terms.

Can I borrow money through my SMSF to buy property?
Yes, via a Limited Recourse Borrowing Arrangement (LRBA). The loan must be from a commercial lender (not a member or relative), limited to a single acquirable asset, and cannot be used for renovations or improvements.

Can my SMSF invest in cryptocurrency?
Yes. Crypto assets are treated like any other investment provided they are held in the fund’s name, stored securely, valued properly for audits, and included in your investment strategy. They must still meet the sole purpose test and arm’s-length rules.

What are the in-house asset rules?
In-house assets (loans to members/relatives or investments in related parties) cannot exceed 5% of your SMSF’s total market value. Business real property leased to a related party on commercial terms is usually exempt.

Can I buy assets from myself or family members into my SMSF?
Generally no. You cannot acquire assets from related parties unless they are listed securities (shares/ETFs on an approved exchange), business real property, or certain other exceptions. Crypto and unlisted shares cannot be transferred from related parties

What is the sole purpose test and why does it matter for investments?
Every investment must be made solely to provide retirement benefits to members. Any arrangement that gives a present-day benefit to you or a related party (e.g., living in the property) breaches this test and can make the fund non-complying.

Do I need a written investment strategy?
Yes - by law. It must cover risk, return, diversification, liquidity, and insurance needs. You must review and document it at least annually (or after major changes like buying property or adding crypto).

How are investment gains and income taxed in an SMSF?
Fund income and realised gains are taxed at a concessional 15% rate. Capital gains on assets held over 12 months receive a one-third discount (effective rate 10%). Pensions in retirement phase are generally tax-free.

Can my SMSF invest in collectables or personal-use assets (art, wine, cars, jewellery)?
Yes, but they must be insured in the fund’s name within 7 days of purchase, stored away from related parties’ homes, and not used personally. A written storage decision record is required.

Can my SMSF invest in shares and ETFs?
Yes - listed Australian and international shares, ETFs, and managed funds are fully allowed and among the most common holdings. Trades must be at market value and recorded properly.

Can members or relatives use or live in SMSF property?
No. This is one of the most common breaches. The property must be held purely for investment purposes; personal use (even occasional) breaches the sole purpose test.

How often do I need to value SMSF assets?
All assets must be valued at market value for the annual financial statements and audit. Property, unlisted assets, and crypto usually require independent valuations at least annually.

Can an SMSF lend money to members or relatives?
No - lending money or providing financial assistance to members or relatives is strictly prohibited and one of the fastest ways to trigger penalties or make the fund non-complying.

Is there a minimum super balance needed to invest through an SMSF?
There is no legal minimum, but most experts recommend at least $200,000–$300,000 for cost-effectiveness (admin, audit, and compliance fees). Smaller balances can work but may be less economical than industry funds.
